The Nation counts roughly 13,350 residents living in about 5,259 private dwellings, and we apply the identical flat-fee process from a rural acreage to a village lot. Our purchase fee sits at $1,354.87, HST included, with disbursements and the land transfer tax charged on top, at cost.

Clean title, clean payout

When you sell a property in The Nation, we take care of discharging the existing mortgage, dealing with requisitions the buyer's lawyer sends over, and getting your proceeds to you as soon as the deal funds. Since land transfer tax is paid by buyers under Ontario law, it doesn't touch a seller's file at all. Our sale fee is a flat $1,241.87, HST included, and we check in with you regularly so nothing about closing catches you off guard.

No land transfer tax

Sellers don’t pay LTT. Your closing costs are the legal fee, discharge-related disbursements, and any mortgage payout penalties your lender sets.

Discharge handled

We obtain your mortgage discharge statement, answer the buyer’s requisitions, and prorate taxes and utilities on the statement of adjustments.

Same-day proceeds

Funds are wired the day of closing where possible. Selling a condo? We coordinate the status certificate the buyer’s lawyer will request.
