№ 01.3Local Logistics

Title, registration & property taxes

The Grand Valley-specific mechanics we handle on every file — so nothing surprises you at closing.

Registration & logistics

Grand Valley properties register at the Dufferin Land Registry Office (LRO #7), and registration is completed electronically through ONLAND. That electronic filing lets our online process handle Grand Valley closings the same way an in-person firm would.

Property taxes at closing

You don’t “set up” property tax — we prorate it. The statement of adjustments credits whoever prepaid; after closing, the municipality bills you directly and you can enrol in pre-authorized payments.

Closing entirely online

ID verification, document review, and signing happen online — no office visit needed. In-person signings remain available across the province if you prefer.

№ 02Buying in Grand Valley

What Grand Valley buyers should know

Grand Valley is a town within Dufferin County, and its buyers pay only Ontario's provincial land transfer tax; the additional municipal land transfer tax is a Toronto-only feature of the province's tax rules. We include that provincial LTT estimate in your closing cost picture well before closing. In 2021, Grand Valley's population was 3,851, spread across 1,445 total private dwellings, of which 1,397 were occupied by usual residents. Purchase files, for any type of property, are a flat $1,354.87, HST included, with the provincial LTT and disbursements shown separately at their actual cost.

Before you waive conditions

Financing, inspection, status certificate — your offer’s conditions are legal protections, and waiving them is a legal decision. We review before you sign and flag the risks in plain language.

Pre-construction & assignments

Buying pre-construction or an assignment carries its own tax and disclosure rules — ask us before you commit so nothing catches you at closing.

№ 03Selling in Grand Valley

Clean title, clean payout

Selling a Grand Valley property means we discharge your existing mortgage from title, respond to requisitions raised by the buyer's lawyer, and release your proceeds promptly at closing. Since land transfer tax is a buyer's expense, it never touches a seller's file. Our flat sale fee is $1,241.87, HST included, and we provide updates as the file moves toward closing.

No land transfer tax

Sellers don’t pay LTT. Your closing costs are the legal fee, discharge-related disbursements, and any mortgage payout penalties your lender sets.

Discharge handled

We obtain your mortgage discharge statement, answer the buyer’s requisitions, and prorate taxes and utilities on the statement of adjustments.

Same-day proceeds

Funds are wired the day of closing where possible. Selling a condo? We coordinate the status certificate the buyer’s lawyer will request.

№ 04Mortgages in Grand Valley

One flat fee, every mortgage

Grand Valley mortgage work — new purchases, refinances, or private mortgage registrations — is handled under one flat fee of $1,241.87, HST included. The price stays constant across all three scenarios.

New mortgage

A new charge on a home you already own. We handle the lender’s requirements and register it — one flat fee.

Refinance

Switching lenders or borrowing more? We manage the payout and discharge of your old mortgage and register the new one.

Private mortgage

Borrowing from or lending to a private party. We paper it properly, register the charge, and protect your interests.
