How Much Does a Real Estate Lawyer Cost to Sell a Home in Ontario?

Updated September 17, 2026

Quick answer

Selling with us starts at $1,241.87, our charge with 13% HST included. A sale carries no land transfer tax (the buyer pays that) and, unless you're paying out a mortgage on closing, no title insurance or registration fee either -- sellers usually have the simplest closing bill of any real estate matter.

What the bill is made of

A seller's closing bill is short, and depends mainly on whether there's an existing mortgage to discharge.

What is extra

Billed separately, at cost: search fees (title, writ/execution & others); registration fees (transfer, charge, discharge); title insurance; couriers; software, government access & office charges, all itemized and estimated in writing before any work begins.

How to pay, and what happens next

Open your file online — nothing is due to start most real estate files. Once we've reviewed the details, our Team sends a written quote itemizing our fee, HST, and every disbursement we can estimate before you sign anything. Our fee, the disbursements and any land transfer tax are paid from your closing funds on closing day — there's nothing to pay up front. If anything about your file turns out to be more complex than usual, we pause, explain what changed, and confirm the extra cost with you before doing the work.

Frequently asked questions

Do I pay land transfer tax when I sell?

No -- land transfer tax is a buyer's cost, paid by whoever is acquiring the property.

Do I need title insurance to sell?

No -- title insurance protects a buyer's (or their lender's) interest going forward. As the seller, you don't need your own policy for the sale itself.

What if I still have a mortgage?

We register a discharge once your existing lender confirms payout -- $85.00, the same land registration schedule as any other instrument.

What's extra beyond $1,241.87?

Billed separately, at cost: search fees (title, writ/execution & others); registration fees (transfer, charge, discharge); title insurance; couriers; software, government access & office charges, billed at cost.
