How Much Does a Mortgage Refinance Lawyer Cost in Ontario?

Refinancing with us starts at $1,241.87, our charge with 13% HST included. There's no land transfer tax on a refinance -- you're not buying anything -- so the main extra cost is land registration: one fee to register the new charge, and a second if we're also discharging your old mortgage on the same closing.

Do I pay land transfer tax to refinance?

No -- land transfer tax applies only when property changes hands. A refinance doesn't transfer title, so it isn't owed.

What does the registration fee cover?

$85.00 per instrument to register your new mortgage charge on title. If we're also discharging an old mortgage on the same closing, that's a second registration at the same rate -- $170.00 total.

Do I need title insurance again?

Only if your new lender requires its own policy -- common, but not universal. We confirm and cost it once we see your lender's instructions.

Is a private mortgage priced the same?

Yes -- a new mortgage, a refinance and a private mortgage all use the same $1,241.87 fee. What changes is the extra care we take confirming the lender's registration instructions.
