How Much Does a Real Estate Lawyer Cost for a First-Time Buyer in Ontario?

Updated September 17, 2026

Quick answer

Our fee for a first-time buyer is the same $1,354.87 flat purchase fee everyone pays -- what's different is the land transfer tax refund: up to $4,000 back from Ontario, and up to $4,475 more from Toronto if that's where you're buying, which can offset some or all of the tax on a typical first home.

What the bill is made of

The bill looks like any other purchase, with one addition: the first-time buyer refund applied against the land transfer tax lines.

Assumes a typical financed purchase (transfer + mortgage charge registered, $170.00 total) and the title-insurance formula above. The first-time buyer refund is already applied to the land transfer tax column. Excludes searches, couriers and other disbursements that aren't sourced — those are billed at cost, itemized in your written quote, not estimated here.

What is extra

Billed separately, at cost: search fees (title, writ/execution & others); registration fees (transfer, charge, discharge); title insurance; couriers; software, government access & office charges, all itemized and estimated in writing before any work begins.

How to pay, and what happens next

Open your file online — nothing is due to start most real estate files. Once we've reviewed the details, our Team sends a written quote itemizing our fee, HST, and every disbursement we can estimate before you sign anything. Our fee, the disbursements and any land transfer tax are paid from your closing funds on closing day — there's nothing to pay up front. If anything about your file turns out to be more complex than usual, we pause, explain what changed, and confirm the extra cost with you before doing the work.

Frequently asked questions

Do I automatically get the refund?

No -- you have to be a Canadian citizen or permanent resident and claim it. We confirm your eligibility and apply for it as part of your file.

How much is the refund worth?

Up to $4,000 of Ontario land transfer tax, and up to $4,475 more of Toronto's municipal tax if you're buying in Toronto -- see the worked examples below for what that means at your price point.

Does the refund cover your legal fee too?

No -- it only offsets land transfer tax. Our $1,354.87 fee is separate.

Can I claim the refund if I buy with someone who isn't a first-time buyer?

It depends on the details of the purchase and who's on title. Tell us during intake and we'll confirm what applies to your file.

What's extra beyond $1,354.87?

Billed separately, at cost: search fees (title, writ/execution & others); registration fees (transfer, charge, discharge); title insurance; couriers; software, government access & office charges, billed at cost.
