How to pay, and what happens next
Open your file online — nothing is due to start most real estate files. Once we've reviewed the details, our Team sends a written quote itemizing our fee, HST, and every disbursement we can estimate before you sign anything. Our fee, the disbursements and any land transfer tax are paid from your closing funds on closing day — there's nothing to pay up front. If anything about your file turns out to be more complex than usual, we pause, explain what changed, and confirm the extra cost with you before doing the work.

Do I automatically get the refund?
No -- you have to be a Canadian citizen or permanent resident and claim it. We confirm your eligibility and apply for it as part of your file.
How much is the refund worth?
Up to $4,000 of Ontario land transfer tax, and up to $4,475 more of Toronto's municipal tax if you're buying in Toronto -- see the refund lines in the table above, and the land transfer tax table for the tax itself at common price points.
Does the refund cover your legal fee too?
No -- it only offsets land transfer tax. Our $1,354.87 fee is separate.
Can I claim the refund if I buy with someone who isn't a first-time buyer?
