How to pay, and what happens next

Our fee, the disbursements and any land transfer tax are paid from your closing funds on closing day — there's nothing to pay up front. If anything about your file turns out to be more complex than usual, we pause, explain what changed, and confirm the extra cost with you before doing the work.

Is a condo purchase priced differently than a house?
No -- our fee is the same $1,354.87 flat fee for any residential purchase. What's different is the status certificate review, which is specific to condos.
Who pays for the status certificate?
The condo corporation sets and charges its own fee for the package, separate from anything we charge. Ask your listing agent or the corporation directly for the current amount, and confirm it with us once you're under contract.
Does title insurance cost more for a condo?
Condo premiums follow the same insurer rate table as a resale house, priced by purchase price the same way -- see the worked examples below.
Is there land transfer tax on a condo?
Yes -- the same Ontario (and Toronto, if applicable) land transfer tax applies to a condo purchase as any other residential purchase. See the worked examples below.
