What comes off the sale price

The same items your lawyer itemizes on your Statement of Adjustments.

Before anything reaches your account, your lawyer pays out your existing mortgage (plus any prepayment penalty), the real estate commission (subject to HST), and the legal fee and other closing costs — discharge fees, staging, minor repairs, whatever applies to your sale. Adjustments in your favour, like property tax you've already prepaid past your closing date, are then added back.

This is a planning estimate, not your final Statement of Adjustments — that document, itemized in writing before you close, is what actually governs.

Three things worth checking before closing day.

Real estate commission varies by listing agreement — confirm your own rate rather than assuming 4% or 5%. If the property isn't your principal residence, part of your gain may be subject to capital gains tax, which this calculator doesn't estimate. And disbursements on the legal side (registration fees, searches) are billed at cost, separately from our flat fee shown here.

Statement of AdjustmentsThe itemized document your lawyer prepares before closing, showing every credit and charge that determines your actual net proceeds.
Mortgage discharge / payoutPaying off your existing mortgage from sale proceeds so the lender's charge can be removed from title — may include a prepayment penalty.
Real estate commission (+ HST)The fee owed to your listing (and often the buyer's) agent, set by your listing agreement and subject to HST.

Common questions

Is commission subject to HST?

Yes. Real estate commission in Ontario is subject to HST, which is included in the commission line of the calculator above.

What if I still owe a prepayment penalty on my mortgage?

Enter it in the penalty field above — it comes off your proceeds along with the mortgage payout itself. See our mortgage penalty calculator for an estimate if you don't have your lender's number yet.

Will I owe capital gains tax on the sale?

If the property was your principal residence for every year you owned it, the gain is generally sheltered by the principal residence exemption. If not — a rental, a second property, or only part of the ownership period — part of the gain may be taxable; that's beyond what this calculator estimates.

Is this the exact number I'll receive?

It's a close planning estimate. Your lawyer's Statement of Adjustments, itemized in writing before closing, is what actually governs — confirming your commission rate, exact payout figure, and any adjustments specific to your sale.
