What Condo Documents Can You Request in Alberta and What Can the Corporation Charge?

TSL Written by the Treadstone Law Team· Updated November 6, 2026

This answer covers the law of Alberta.

Yes. Under the Condominium Property Act, you can ask your condo corporation in writing for prescribed information and documents, and it must provide them within 10 days after receiving your request. The corporation can charge fees only where the regulation authorizes them, and only in the prescribed amount.

The prescribed list includes the information statement, the budget, annual financial statements, bylaws, general and board meeting minutes, non-privileged professional reports, insurance certificates and policies, and reserve fund plans, reports and annual reports. If you are buying, read the information statement closely, because it covers pending or unsatisfied actions and judgments, reserve fund and contribution amounts, structural deficiencies and loans.

The maximum fee for the information statement is $100. For other documents the cap is $10, or $0.25 per page where a hard copy exceeds 40 pages. A corporation may add up to $20 for other documents produced within 3 days. Every amount is a maximum that can change if the regulation is amended, so confirm the current figures. Estoppel certificates and reserve funds have their own rules, which are covered in separate articles.
