Who governs and oversees condominiums in Ontario?

Ontario condominiums are governed primarily under the Condominium Act, 1998, and its regulations, which are administered provincially. The Condominium Authority of Ontario (CAO) is the regulatory body established to oversee condominium communities. The CAO maintains a public registry of condo corporations, provides educational resources for owners and directors, and administers mandatory director training.

Dispute resolution between owners and their condominium corporation is handled by the Condominium Authority Tribunal (CAT), an online tribunal that deals with specific disputes defined in the Act — initially records-access disputes, and subsequently expanded to cover issues like noise, nuisance, and other defined condominium living matters.

The board of directors runs the day-to-day affairs of the corporation and is elected by unit owners. Major decisions — like amending the declaration or by-laws — require a vote of owners meeting specified thresholds under the Act.
