What is the mortgage stress test and does it affect me as a first-time buyer?

The mortgage stress test is a federal requirement that applies to mortgages issued by federally regulated financial institutions (banks, credit unions chartered federally, and similar lenders). To qualify, you must prove you can afford payments at a rate higher than your actual contracted rate — currently the higher of the Bank of Canada's published qualifying rate or your actual contract rate plus 2 percentage points.

The stress test applies to all borrowers at federally regulated lenders, including first-time buyers. It effectively reduces the maximum mortgage amount you qualify for compared to simply testing against your actual rate. This can affect how much home you can afford.

The stress test does not apply at all lenders — provincially regulated credit unions and some other lenders may operate under different rules. A mortgage broker can help you understand your options across different lender types. Keep in mind that the qualifying rate and the +2% buffer can change over time; confirm the current requirement when you are applying.
