New Property Agreement of Purchase and Sale Review
The Status Certificate for a condominium is a crucial document showing what the current owner actually owns, whether they are behind in any payments and if there have been any modifications to the unit registered with management. It also outlines the condominium corporation’s finances and if there are any increases in common expenses or special assessments anticipated in the near future. When you purchase a condominium unit we will review the Status Certificate to ensure that if there are any such issues, you will know about them before it is too late. Whether you are purchasing a condominium in Oakville or another city, the Status Certificate should always be reviewed by your real estate lawyer.
When purchasing a property from a builder, the builder will often include hidden charges such as the cost of connecting hydro or other utility services to the property or for the Tarion new home warranty. These charges are listed in the Agreement of Purchase and Sale but they are usually buried in the fine print. We review your builder agreement so that you can find out about these charges. If you bring us the agreement within the rescission period, usually 5-10 days from the signing of the agreement, then after our review you may be able to negotiate with the builder to have the charges reduced or waived entirely.
